An inspection was performed by a licensed representative of our firm to provide our client with a Wood-Destroying Pests & Organisms Report inaccordance with Section 8516 of the Rules & Regulations of the Structural Pest Control Act of the State of California. This inspection is limited tothe visible and accessible areas of the property only. This inspection addresses infestation and infection, as well as those conditions that havecaused damage to the wooden structural members of the property, or are deemed likely to cause such damage in the future if not corrected. Our inspection did not include furnishings, appliances, electrical equipment, heaters, air conditioners, mechanical systems, or other items and systems commonly addressed in property inspections. Contact a qualified professional property inspection firm for inspection of these items. The exterior surface of the roof was not inspected. If you want the water tightness of the roof determined, you should contact a roofing contractor who is licensed by the Contractor's State Licensing Board. The following areas were not included in this inspection: areas below or behind furniture, equipment, appliances, or floor coverings; areas behind wall paneling or wall paper; areas under rugs or carpets; storage areas; or the interior of finished walls and ceilings. Inspection of these areas is not practical. This list does not exclude other areas or items that are deemed beyond the scope of our limited visual inspection. Inspection of inaccessible areas will be performed as practical upon request of the client, for an additional fee, after access has been provided to the area(s) in question. If areas must be opened, others must perform this work prior to our further inspection. Upstairs water supply and/or drainage piping over finished ceilings was not tested for concealed leakage or damage.
The eaves were not inspected due to their height. No comment can be made regarding their condition.
The area below the water heater pedestal was inaccessible for inspection. No comment can be made regarding this area.
The exterior of the home has been recently painted, which may conceal reportable infestations and or damage. No comments can be made regarding the concealed wood members, without probing, which would deface the wood. 1. SUBTERRANEAN TERMITES:
FINDING 1A: Evidence of subterranean termite infestation (earthen migratory tubes) was noted at several locations in the subarea. This infestation appears to extend into enclosed and inaccessible areas.
RECOMMENDATION: Chemically treat the entire foundation area, including both sides of the foundation, using Premise (imidacloprid), or Termidor (Fipronil). Follow all label directions. This treatment may require the drilling of concrete walkways, patios and slabs. Capstone is not responsible for any damage to concealed plumbing lines, gas lines or electrical conduits that may occur during treatment. All evidence of infestation must be removed or masked to prevent this infestation from being mistakenly identified as active in the future. Our firm is not responsible for damage concealed within enclosed and/or inaccessible areas. We recommend opening any area of interest for a further inspection prior to the close of escrow. SECTION 1
FINDING 1B: Subterranean-termite infested cellulose debris was noted under the home.
RECOMMENDATION: Remove all cellulose debris that is large enough to be raked. See 1A# regarding chemical treatment. SECTION 1
FINDING 1C: Subterranean termite damage was noted to one of the support posts as noted in the subarea beneath the family room.
RECOMMENDATION: Reinforce the damaged post. See 1A# regarding chemical treatment. SECTION 1
2. DRYWOOD TERMITES:
FINDING 2A: There is evidence of drywood termites (fecal pellets) as seen in the living room, and in the subarea. The infestation appears to extend into inaccessible areas.
RECOMMENDATION: Fumigate the entire structure with Vikane (Sulfuryl Fluoride), with tear gas (chloropicrin) as a warning agent. Necessary preparatory work (such as trimming vegetation, detaching fences, etc.) is not included in the bid for fumigation. This work must be contracted through another firm if it is not done by the owner. Failure to perform required prep work will prevent the fumigation from being completed. Our firm is not responsible for damage concealed within enclosed and/or inaccessible areas. We recommend opening any area of interest for a further inspection prior to the close of escrow. The charge for fumigation that is subcontracted may include the company's fee for arranging and administering this service in addition to the direct cost paid to the subcontractor. We intend to subcontract this work to Arden Fumigation, PO Box 612903. San Jose, CA 94161 (408-279-2040) Retain all inspection reports and treatment records for verification of repairs/treatments. FINDING 2B: Drywood termite droppings were noted in the living room and in the subarea.
Remove all droppings or mask or mark the areas to prevent misidentification in the future. See 2A regarding fumigation.
FINDING 2C: Drywood termite damage was observed to the subfloor framing members adjacent to the access hatch to the subarea in the family room closet.
RECOMMENDATION: Reinforce all damaged wood as necessary. See 2A# regarding fumigation. SECTION 1
3. FUNGUS / DRYROT:
FINDING 3A: There is fungus infected cellulose debris in the subarea as noted beneath the half bathroom. This condition is conducive to infestation.
RECOMMENDATION: Remove all cellulose debris that is large enough to be raked. SECTION 1
4. OTHER FINDINGS:
FINDING 4A: The stucco siding of this home extended below the grade of the exterior soil as was common practice when it was built; however, it presents a pathway for subterranean termite infestation into the framing members.
RECOMMENDATION: Consideration should be given to cutting the stucco to expose at least 3" of the foundation. We also recommend applying a chemical termiticide to this area. See #1A above. A further inspection (for an additional fee) would be performed after the stucco has been opened by others to allow a visual inspection of the framing members. If additional damage is revealed during repairs, a supplemental report with appropriate recommendations and additional repair costs will be released. Inaccessible areas should be cleared, opened or otherwise prepared by others prior to the further inspection. Our firm is not responsible for concealed damage within enclosed and/or inaccessible areas. SECTION 2
FINDING 4B: The half bath toilet floor flange connection was loose. This condition could result in leakage at the wax ring seal and future damage.
Remove the toilet and set it on a new wax ring seal. Ensure that the mounting bolts are tight to the floor to prevent leakage.
FINDING 4C: The dryer vent piping is separated in the subarea, creating an excessive moisture condition that is conducive to infestation and infection.
Properly extend the piping so it terminates at the exterior.
FINDING 4D: The soil in the subarea was damp at the time of this inspection; however, water marks on the foundation indicated that standing water has collected in the subarea in the past. Moisture in the subarea is conducive to infestation and infection.
RECOMMENDATION: Identify and eliminate the cause of this condition. Contact a drainage specialist for an evaluation and any modifications that may be needed. SECTION 2
FINDING 4E: Repairs have been made to the subfloor framing members as seen beneath the family room. Review the seller's disclosure statement as well as existing repair records for complete information regarding the problem, its cause, and the repairs that were made. INFORMATIONAL NOTE

FINDING 5A: There are personal articles being stored in the garage that restricted our inspection of the garage interior. We cannot comment on inaccessible areas.

Structural pest control companies are registered with and regulated by the Structural Pest Control Board of the State of California, and apply pesticides which are registered and approved for use by the California Dept. of Food & Agriculture and the United States Environmental Protection Agency. Registration is granted when the State finds that based on existing scientific evidence there are no appreciable risks if proper use conditions are followed, or that the risks are outweighed by the benefits. The degree of risk depends upon the degree of exposure, so exposure should be minimized. If within 24 hours of following application you experience headache, dizziness, nausea or vomiting, tearing and/or irritation of eyes, coughing, nose and/or throat irritation, shortness of breath, respiratory irritation, double vision, unusual drowsiness or fatigue, weakness, tremors (shaking), poor coordination, slurred speech, confusion or flu-like symptoms, contact your physician and/or the local poison control center immediately, then contact your pest control operator. This language is not a guideline, but a mandate to all licensed structural pest control professionals that the consumer must be alerted to the dangers of pest control chemicals and where to turn if any harm is caused.

This is a contract between Capstone Extermination Services (C.E.S.) and (hereafter “Client”) and incorporates the C.E.S. wooddestroying pests and organisms report for the property. The inspection report must be read and understood in its entirety. Review each and every section of the report thoroughly and carefully,including the scope of the inspection (and all notices and sections therein) and all limitations. If there are any findings or recommendations that you do not completely understand, do not use thereport for any purpose. Call us immediately w ith any questions. The client should be aware that C.E.S. intends to subcontract the following services to others: fumigation (to Discount Fumigation), chemical treatment (to Sprayman Pest Control), or (Greater Bay Area Termite) and repairs (to Sebana Construction, Paulino Construction, or Sullivan Construction). The costs quoted for thesespecific services may include a C.E.S. fee for arranging and administering this service in addition to the direct cost paid to the subcontractor. NOTICE TO OW NER OR CLIENT OF M ECHANIC’S LIEN: Under the California Mechanic’s Lien Law, any structural pest control company which contracts to do work for you, anycontractor, subcontractor, laborer, supplier, or other persons who help you to improve your property but are not paid for their work or supplies, have the right to enforce a claim against yourproperty. This means that, after a court hearing, your property could be sold by a court officer and the proceeds of the sale may be used to satisfy the indebtedness. This can happen even ifyou have paid your structural pest control company in full, if the subcontractor, laborer, or supplier remain unpaid. To preserve their right to file a claim or lien against your property, certainclaimants, such as subcontractors or material suppliers, are required to provide you with a document entitled "Preliminary Notice". Prime contractors and laborers for wages, do not have toprovide this notice. A "Preliminary Notice" is not a lien against your property. Its purpose is to notify you of persons w ho may have a right to file a lien against your property if they are notpaid. Authority cited: Section 8525, Business and Professions Code. In the event that legal action is necessary to enforce the terms of this contract, attorney’s fees and costs of such suit may be awarded to the prevailing party along w ith a judgement. C.E.S. will use caution and due diligence in their operations, but assumes no responsibility or liability for any damage to pipes, electrical wires or any other object that is damaged while drilling through concrete slabs, walkways, porches, steps, tile, stone or brick. TERM S OF PAYM ENT: I, the Client, agree to pay C.E.S. the sum due upon issuance of the Notice of W ork Completed & Not Completed. I accept and understand that all fees m ust be paid in full within 30 days of completion of work, regardless of close of escrow, sale or lack thereof, or termination of purchase contract.
